We offer our services in several counties across Minnesota. Below is a list of counties we mainly focus on, but we are looking to help throughout the state. If you don't see your county, please still reach out so we can discuss your land surveying needs.



Listed are the most common services that clients are in need of when contacting a Land Surveyor.

ALTA/NSPS Land Title Surveys

These surveys meet minimum standards that have been jointly prepared and adopted by the ALTA/ACSM (American Land Title Association/National Society of Professional Surveyors). Used mostly for commercial purposes, these types of surveys are typically requested by title companies for the sale/mortgage process.

As-Built Surveys

These types of surveys are typically requested by the municipality where a project is located. Foundation As-Builts are done to verify a finished foundations position, size and height are usually requested before the framing process begins. Grading As-Builts are completed when all features of a project (ex: house, roads, apartment) are in place.

Boundary Survey/Certificate of Survey

Boundary surveys involve the locating or setting of monuments at the corners or along the lines of a tract of land. A Certificate of Survey can also be provided by the request of the client. The certificate at minimum will show the boundary lines and dimensions of the tract, additional information can be show such as: structures, trees, fences and other improvements.

Building Permit Survey/Site Plans

These surveys are for proposed new construction or additions to existing structures. Typically showing existing conditions on the parcel along with the proposed improvements and elevations.

Construction Staking 

Construction staking consist of marking the location of proposed new structures and or improvements such as buildings, curb, fences and sidewalks. Construction staking is essential to ensure a project is built according to plans/regulations.

Easements

Certificates can be provided for existing or proposed easements. Easements can grant or restrict certain activities on a tract of land. Some examples of easement purposes include: Driveway (ingress/egress), utility, drainage.

Elevation Certificate/LOMA

When a structure appears on a FEMA Flood Insurance Rate Map, Elevation Certificates are typically requested by a homeowners insurance company to obtain flood insurance. These types of forms verify the elevations of a structure on a given property relative to the ground level. When elevations are located above the flood plain, a LOMA (Letter of Map Amendment) can be requested to remove the structure from the flood plain.

Parcel Split (Minor Subdivision)/Parcel Line Adjustment

For clients that are looking to divide their property into one or more tracts, a parcel split can be requested. In other cases a client may want to move a line between existing parcels to better suit their needs. A Certificate of Survey is provided showing the proposed tracts along with the proposed boundary descriptions.

Plats

When a property owner wishes to split a tract of land into multiple smaller tracts, often a municipality may require the process to be platted. The platting process is more detailed than an ordinary parcel split (minor subdivision). Existing conditions along with future plans including grading, roads, and easements usually need to be shown and you may need the knowledge of an engineer in addition to a surveyor. Plats may also be required when combining multiple smaller tracts into a single large tract.

Topographic Surveys

By taking measurements of the lay of the land a topographic map can be created which depicts the elevations located by contours and/or spot elevations. These surveys are typically needed for future projects where grading will be done to determine drainage of water.
